The much anticipated Sunriver Aquatic Center ballot measure passed with a final vote of 68.7% in favor of the measure, and according to the Sunriver Home Owners Association had the largest return of votes ever seen in Sunriver’s history.

As I’ve stated before, I think passage of this measure will be great for Sunriver. The reason is that newer resort destination areas have paid more attention to the pool scene. Sunriver’s current pools are decades old and in need of updating. This measure will allow Sunriver to compete on every level with other resort communities in the Pacific Northwest. In fact, given all of Sunrivers other recreational amenities offered, it will help position Sunriver as the premiere destination resort community for the Pacific Northwest.

It will also provide something new and fresh to promote to potential vacationers as to why they should spend their hard earned vacation dollars here. With the remodel of the Village Mall, the newer Sunriver entrance, as well as the Hwy reconfiguration and other Sunriver projects either completed or underway, all of them will add up to a fresh, new and exciting Sunriver scene. OK, we all know that if there is one sport that defines Sunriver it would have to be Golf. Golf helped put Sunriver on the map and make it one of the Pacific Northwest’s most beloved getaways. But let’s face it, Sunriver gets all four seasons and if you’ve every tried to play golf on a miserable day…well, it’s miserable!

To make matters worse, if you have a family and some of that family consists of younger children, you also know that 18 holes of Golf is not what the kids find fun to do. So what’s a person with a family to do? Enter Galaxy Greens, Sunriver’s answer to miniature golf. Galaxy Greens

July turned out to be a great Summer month for good weather (unlike June) yet Sunriver home sales proved to be ho-hum. A total of 6 Sunriver homes and condos sold while another 5 Sunriver homes received accepted offers.

Surprisingly there was only 1 Sunriver Condo sale in July on a Meadow House unit which sold for $208,500. Of the 10 Sunriver homes sold and Pending, Fairway Crest Village proved to be the most popular Sunriver neighborhood with 2 homes sold and 2 more receiving accepted offers.

The remaining homes were sold in River Village, Mtn Village West, Deer Park, Forest Park and Fairway Pines, which sold 1 home in each of their respective neighborhoods.

Unquestionably, buyers are taking their time in locating a Sunriver vacation home to call their own and that’s to be expected given the cranky mood of the real estate market. One thing to consider though, is the fact that interest rates are at historic lows and are not likely to stay that way forever. A single interest point can send a persons payment up by hundreds of dollars.

Another reason to be looking now is because of the great selection of Sunriver homes and condos that are available to choose from. At the height of the market, many Sunriver buyers had to settle on the options they were looking for because of the lack of inventory. The day was sunny and beautiful as only Sunriver can produce. The views from the back of Sunriver lodge where the 2010 Winefest was held was a picture perfect postcard. Mt Bachelor glistened in the distance, the fairways were an emerald green, and no one seemed to have a care in the world.

It’s easy to forget there are any problems in the world when you’re visiting Sunriver. The wine festival was yet another Sunriver event that allowed people to take a little time for themselves, unwind, and experience some of the best wine produced along the West coast of the United States.

From Santa Barbara to Seattle, over 35 wineries brought in their finest wines for Sunriver guests to enjoy. Chardonnay, Pinot Noir, & Merlot were most prominent throughout the different tasting booths, while Cabernet, Pinot Gris, Syrah and Riesling rounded out the top wines featured.

My personal, all around favorite winery that was represented was Vitis Ridge in Silverton Oregon, because of the fact that they didn’t have a single bad wine among their offerings. Their 2009 Chardonnay was a real surprise with a ripe fruit flavor not usually found in a Chardonnay. Some of the other standouts for me were the Baco Noir (a hybrid grape) from Girardet winery in Oregon which had a similar quality to a jammy Zinfandel but a lighter, brighter version of it.

The festival featured live entertainment, demonstrations, and an assortment of artisans selling hand made furniture, jewelry, art and more. Winefest is just one of many year round events that Sunriver offers. For those looking for a second/vacation home, you will be hard pressed to find a recreational community that has more to offer than Sunriver.

Another way to save money is by emailing the owner and inquiring about any discounts they might be able to give you if you rent the property. Owners and property managers are more likely to give you some kind of perk or discount for last minute travel since the likelihood of their renting the property is greatly reduced when there are only a few days left before the last minute date arrives.

If you like one property over another that has offered you a discount, be sure and let the owner or property manger know that Owner X has offered you this discount and you wanted to see whether they would give you something similar.

Many buyers wrongly assume that the agent who lists a property is the best agent to work with to buy that property. One very big reason why that could be a mistake is that under Oregon State Law, an agent who works for both the buyer and seller can no longer coach and advise a buyer once they become a dual agent and their hands become somewhat tied in what they can provide to a buyer.

The reason why an agent becomes limited (thus the term ‘dual limited agent’) once they are working for both the buyer and seller is because they cannot show partiality to either party or they risk being reprimanded or worse by the Oregon real estate agency.

Sunriver real estate sales saw a modest gain over May. A total of 10 Sunriver properties sold, while another 10 Sunriver homes and condos received offers that were accepted and pending sale. Of the total sales and accepted offers, 13 were Sunriver homes, 5 were Sunriver condos and 2 were Sunriver fractional ownerships.

Fairway Crest Village saw the most sales and offers with a total of 4 homes going Pending or Sold in June. Coming in second for most activity was Abbot House with 2 units sold and 1 unit receiving an accepted offer.

Sunriver condo sales activity ranged from $87,000 to $255,000 and Sunriver single family homes had a selling price range of $349,000 to $875,000. The two Sunriver fractional ownerships sold for $60,000 for a 1/4 interest in a Ranch Cabin and $99,000 for a 1/6 share for a Sunriver home located in the Deer Park neighborhood.

Sales of single family homes within Sunriver began at $298,500 and topped out at $875,000 for a 6 bedroom 6 1/2 bath, 4,473 square foot home in the Mtn Village East neighborhood.
