Fall of 2011 saw consistent activity in the Sunriver Real Estate marketplace. A total of 34 Sunriver condos and single family homes (and 1 hangar) went ‘Pending Sale’ or ‘Sold’ for the months of October and November.

The StoneRidge fractional townhomes were among the best sellers in the two months with a total of 4 sales. The highest total number of sales for any neighborhood in Sunriver however, goes to Fairway Crest Village with a total of 8 homes either Sold or Pending Sale.

The River Village neighborhood also saw 4 sales, while Fairway Point Village saw 3 sales and the Cluster Cabins saw 2 sales. Other Condo/Townhome complexes that each saw an individual sale were, Skyline, Wildflower, Mtn View Lodge, Tennis Village, and Freemont Crossing.

Sales prices for single family homes in Sunriver ranged from $250,000 for a 3 bedroom, 2 bath home with 1705 sq. ft. in River Village, to a high of $849,900 for a 3 bedroom, 3 ½ bath home in SkyPark with 4029 sq. ft.

With October and November being typically slow months since they are stuck between the busy summer season, and the holiday/ski season, the sales numbers above are good to see.

Sunriver home sales saw quite a bit of activity during Spring break. A total of 31 homes went Pending sale or Sold. Of that number, 2 sales were Sunriver Fractional properties, both selling in The Ridge. There were a total of 5 Condos that went Pending or Sold. Finally a total of 24 single-family, Sunriver homes received offers or closed sale during the month of March 2011.

Leading the pack with most Sunriver sales was the neighborhood of Fairway Crest Village, with 3 Pending sales and 3 sold homes. In second place was Mountain Village East with 4 sold or pending sales. Tying for third place was Forest Park and Fairway Point Village with 3 homes each.

When you consider that there are a total of 259 Sunriver properties currently for sale that are either Fractionals, Condos, Townhomes, & Single Family homes, that means a total of nearly 12% of Sunriver’s inventory moved in the month of March.

Traditionally, many homeowners will take their homes off the market in late Fall and bring them back on the market in the Spring. We should see the Sunriver real estate inventory begin to grow over the next few months and I am hopeful we’ll see Sunriver sales moving at a brisk pace.

When you consider the neighboring city of Bend had phenomenal home sale growth in 2010 and a downright amazing 2011 first quarter of home sales , that will only help Sunrivers marketplace.

The darkness of the night was just enveloping Sunriver. The scent in the air was changing from a pungent pine forest, to a faintly mossy sage. The ground around me was beginning to emanate the heat from the sun earlier that day, and the ever so slightest, cool breeze wafted around me. It wasn’t the type of breeze that chills you, it was the kind of breeze that caresses you and gently reminds you of how fortunate you are to be alive.

The pressing thoughts in my mind began dissipating and I became very aware of the present. I was living in that moment. I was no longer thinking about what else I needed to get done that evening or the next day, I was simply there, aware of the peacefulness surrounding me.

I thought to myself how fortunate I was for that moment of clarity as nature spun its magic all around me. And then I heard it…the mournfully beautiful cry of a nearby Loon whose bird call echoed past me in full stereophonic glory. I was standing not 100 yards from the lake near Alberello and I was simply mesmerized by its haunting call.

I stood there for several more minutes as I listened more closely to the faint sounds of nature. The rustling of Aspen tree leaves, I could hear a distant cricket and I heard the faint cries of larks calling to each other in the night air.

I wanted to share this experience with you because it reminded me of just how often we get so busy with our lives that we forget the present moment in which we are actually living. We cannot change the past and we have very little control over the future, yet mentally we tend to spend so much of our living moments in those realms.

That night in Sunriver I took a few precious minutes to enjoy the now I was living. I suppose that is one of the reasons so many people choose to spend parts of their lives in Sunriver, but that night Sunriver gave me a ‘pure moment’ that I will remember for a very long time.

The month of October saw a healthy 25 Sunriver Properties go pending or sold. That once again is nearly 10% of Sunriver’s total inventory currently for sale. Sold prices ranged from $69,500 for a StoneRidge fractional property to $460,000 for a 3 bedroom, 2 ½ bath home in Fairway Village with 2502 square feet.

The River Village neighborhood of Sunriver was the clear winner with 5 homes sold or pending sale. There was a two way tie for 2nd place with 3 sold or pending sales in Fairway Crest Village, and Deer Park. Coming in 3rd place with a total of 2 sales pending or sold was Mountain Village East. The remaining sales came from Meadow Village, Mtn Village West, Fairway Island, Fairway Pointe Village and Forest Park.

A total of 7 Condos sold or received offers in October which included 2 fractional sales of a 3 bedroom unit in StoneRidge and 2 bedroom unit at The Ridge. The remaining sales and accepted offers were on a Circle 4 Cabin, Eaglewood, 2 sales at Abbot House and Freemont Crossing.

All in all, another good month for Sunriver sales. I’ve noticed interest rates trying to inch up a little, so if you’re in the market for a Sunriver property, now could be a great time to find the perfect Sunriver Home or Condo.
