Winters cold fingers finally hit Sunriver in February & March. Despite the cold rain and snow, sales of Sunriver Real Estate showed surprising consistency. Sales on Sunriver homes and condos were seen across the board and at every price level.

A total of 7 Sunriver Condos went pending or sold during February & March 2012, while an astonishing 32 Sunriver Homes received accepted offers or sold during the same two months. The minute Sunriver Sellers begin thinking that the market has turned the corner and realize that home prices are again appreciating; their resolve to stick to their listing price will become stronger. The Mountain Village East neighborhood saw 9 homes go pending sale, or sold. Fairway Crest Village came in second with a total of 6 properties moving, while Meadow Village and Forest Park each saw 5 properties move within their respective Sunriver neighborhoods.

Prices ranged from a $47,000 for a one bedroom, Powder Village Condo to a pending sale on Vista Drive priced at $899,000 for a home with 5 bedrooms, 3 1/2 baths, and 3358 square feet.

Sunriver real estate sales for January 2012 started the year off with an increase in sales over January of 2011 by a wide margin. Total Sunriver properties that went ‘Pending Sale’ or sold were a total of 23 Sunriver properties.

The breakdown of sales were as follows:

2 fractional properties in The Ridge, and StoneRidge.
3 Condo sales in Alberello, Kitty Hawk and Mtn View Lodge
1 Hangar sale
17 Single Family Home Sales

The Fairway Crest Village and Deer Park subdivisions of Sunriver led the pack of most sales with 3 sales each. This was followed by a two-way tie with 2 sales each in Mtn Village East, and Forest Park. Remaining sales were located in Skypark, Fairway Point Village, Mtn Village West, Overlook Park, Meadow Village and River Village.

The prices of Sunriver properties that saw activity ranged from $14,500 for a fractional sale at The Ridge, up to a Pending sale of a single family home in Fairway Crest Village with 6 bedroom, 6 ½ bath home and 4034 square feet that was listed for $1,059,000.

The months of August and September saw Sunriver Real Estate sales move at a brisk pace. Thirty-four Sunriver properties sold, while another 24 received accepted offers and are now pending sale, for a total of 58 properties moved during these past two months. That number represents nearly 19% of Sunriver’s total real estate for sale during that period.

Each segment of the Sunriver real estate market saw movement. A total of 37 Sunriver homes sold or received accepted offers. The remaining pending sales and sold Sunriver properties consisted of 14 Sunriver Condos, 4 Sunriver Fractionals, 1 Sunriver Townhome and 1 Sunriver Airport Hangar.

Leading the pack of most single family home sales was Fairway Crest Village with a total of 13 moved properties. Second was River Village with 5 properties, followed by Mountain Village East with 4 sales, and a 3 way tie with Overlook Park, Mountain Village West, and Fairway Point Village with 3 sales each.

Quelah Condo’s saw the highest Condominium sales, with a total of 3 condos moved, while StoneRidge saw the most fractional property sales with a total of 2 sales.

Prices ranged from a low of $20,000 for a fractional property in The Ridge, to a 4 bedroom, 4 1/2 bath home with 4570 square feet on Hickory which sold for $950,000.

When you compare Sunriver sales for the Summer of 2011 to the summer sales of 2010, you’ll see that sales have increased 27% in the summer months of 2011. Total active Sunriver properties on the market also shrank approximately 9% from a year ago, from an average of 345 active listings in 2010, to an average of 312 active listings in 2011.

June and July were busy months for Sunriver Real Estate. A total of 37 Sunriver Properties went Pending Sale or Sold during the previous two months. When taking a look at what type of property sold in Sunriver, the breakdown is as follows:

Sunriver Fractional Property Ownership Sales – 3 Sold
Sunriver Condo Sales – 8 Sold
Sunriver Single Family Homes – 26 Sold

Prices ranged from $22,000 for ‘The Ridge’ fractional property, on up to $614,000 for a 4 bedroom, 4 bath home with 2948 square feet on White Elm in Fairway Crest Village. In fact, Fairway Crest Village had the most sales in June and July with 7 properties sold, followed closely by Mtn Village East with 6 properties sold. Deer Park, Fairway Point Village, and Meadow Village tied for third place with 3 sales each. Circle 4 Cabins and The Ridge neighborhoods each had 2 sales.

Currently there are 317 properties for sale in Sunriver. That means nearly 12% of Sunrivers inventory has moved in the past two months. Sellers remain motivated to get their property sold which is good news for buyers. With the recent downgrade of the United States credit rating, this could potentially put pressure on mortgage interest rates to move higher. Keep in mind that current interest rates are at near historic lows at 3.99%. If interest rates move just one percentage point higher, that would raise the payment on a $200,000 loan from $953.00 a month to $1,072. That’s a difference of $119.00 per month which adds up to paying an additional $42,840 over the course of a typical 30 year fixed rate term. That’s no small chunk of change!

Fairway Point Village is the ‘top of the heap’ for most accepted offers and sales for February 2011. Not far behind were Mountain Village East and Fairway Crest Village with 3 accepted offers or closed sales for each respective neighborhood.

A total of 20 Sunriver homes, condos, and fractionals went Pending Sale or Sold this past month of February 2011. Those are very decent numbers considering the abundant winter weather we’ve been dealing with.

Three condos in Kitty Hawk, Circle 4 Cabins, & Quelah Condos saw buyers step up to the plate and 1 three bedroom Fractional in StoneRidge was sold. Incidentally, if you’re looking for a Fractional Ownership in StoneRidge, 3 bedrooms tend to do better in the resale market than the 2 bedroom units do as the last 6 sales tracked by MLS have been 3 bedroom units.

Pending property prices went from a low of $63,750 for a Kitty Hawk studio, to $749,000 for a 4 bedroom 3 ½ bath home on Trophy. Confirmed sales prices ranged from $74,900 for a Fractional Property in StoneRidge to $579,000 for a 3 bedroom, 3 bath home on Five Iron.

December and January saw nearly 10% of Sunriver real estate inventory go pending or sold. A total of 16 homes, 3 condos and 1 fractional property received offers making for a grand total of 20 Sunriver properties moved in the marketplace.

Tying for 1st place with each Sunriver neighborhood selling 4 homes was Meadow Village and Fairway Point Village. In 2nd place with 3 properties sold was River Village. Mountain Village East and Fairway Crest Village tied for 3rd place with 2 homes in each neighborhood selling. Mountain Village West saw 1 home sale.

Home prices ranged from a low of $275,000 for a 4 bedroom, 2 ½ bath, Meadow Village single family home with 2188 square feet, to a high of $566,500 for a 4 bedroom, 4 bath, 2414 square foot single family home within the same neighborhood.

A total of three Sunriver condos sold including one Abott house, one Pole House, one Fairway Village Condo, and finally 1 Fractional ownership in StoneRidge. Sold prices ranged from $95,604 for an Abbot House condo, to $205,000 for a Pole House condo.

2011 is starting out nicely and we have Spring Break and Summer to look forward to. I’ve looked over quite a bit of the Sunriver inventory and there are definitely some great deals to be had in all price ranges. Good news for Sunriver real estate sales. 2010 marked an 17% increase in sales over 2009 according to data obtained from the Central Oregon Association of Realtors MLS service. 2009 saw a total 109 property sales, while 2010 total property sales increased to 132. Sales include all single family homes, condos, town-homes, bare land, and fractional sales.

What should we expect with Sunriver real estate in the new 2011 real estate year? First, it’s important to note that recreational properties nationwide are seeing new signs of activity and growth. One lead indicator of ski resort property data is Colorado. Recent statistics show that the Colorado vacation home market is seeing a turnaround. In addition, the beginning of 2010 was already seeing a national trend towards a turnaround in the 2nd/vacation home market as reported by the National Association of Realtors.

There are a number of factors that are positives for the Sunriver real estate market which includes the ongoing Village Mall renovations, the newly redesigned Ice Skating Rink, the 97 Highway expansion, the soon to be built Sunriver Aquatics Center which will feature a lazy river and water slides, as well as the attractive financing rates currently available for 2nd homes and vacation rentals. If you’ve been sitting on the fence, I would highly encourage you to begin doing some serious looking while our inventory affords you a nice selection of homes.

Unlike a traditional home, a 2nd/vacation home allows you the ability to rent it out nightly, to help offset the costs of ownership. With all the aforementioned changes going on in Sunriver, those Sunriver improvements are only going to attract more vacationers to the area which means a higher rental income for those of you who are looking for rental income on your vacation home. November saw 16 Sunriver properties go pending or sold. Of those sold, there were 2 condos, 1 fractional ownership and 13 single family homes. River Village saw the most sales with a total of 3 homes sold or pending. Fairway Crest Village, Deer Park, Meadow Village, and Mountain Village East tied with two sales each within their respective Sunriver neighborhoods.

The balance of the pending and sold properties were an Abbot House condo, Ridge condo fractional, an Eaglewood condo, one home in Overlook Park and one home in Fairway Island.

Sales prices ranged from $22,500 for a 6-week fractional at the Ridge, to a $649,000 home in Fairway Crest Village. There are typically more visitors between Thanksgiving and New Years in Sunriver, so it will be interesting to see what sales look like through this period.

Interest rates have been creeping up and there is no telling if they’ll come back down. There are definitely some outstanding buys to be had in Sunriver right now. Would you believe that a whopping 10% of Sunrivers total inventory of homes and condos for sale sold or went pending in September? That’s right, you read it correctly, over 10% of Sunriver’s total inventory is gone in one months time!

A total of 11 Sunriver Condos and 19 Sunriver Homes either sold or received accepted contracts. Leading the pack in sales was the Fairway Crest Village area of Sunriver with 5 sold and pending home sales, and Forest Park, Mountain Village East and Abbot House Condo’s tying for second place with 3 sales each.

Prices ranged from a mere $20,000 for a fractional ownership in The Ridge, and topped out at $720,000 for a 5 bedroom, 5 bathroom single family home with 3433 square feet in Fairway Pines.

What does that mean to you, my faithful reader? It means that you are in a nearly perfect situation. Why? First we still have a nice inventory of homes for you to find that perfect vacation home in. Second, interest rates are still low and unless you are paying all cash for your vacation home, you will likely never find a better moment in time to secure that Sunriver vacation home you’ve been dreaming about.

Sunriver has been going through some monumental changes that are going to affect it’s future course, and I am here to tell you that these changes are for the better. The Village Mall is going through a major overhaul which will attract the attention of full time residences as well as visitors alike. A multi-million dollar, state of the art, Sunriver pool complex is in the works which will help position Sunriver as the preeminent destination resort community to vacation in the Pacific Northwest. Third, this national anemic real estate market will play to your advantage as a buyer.

In other words you are being given one of the best opportunities Sunriver has ever seen to buy low and reap the potential rewards in the future. Here’s something to note, Sunriver sellers are beat up over the course of the recession that has hit the recreational housing market. Neighboring Bend, Oregon is seeing a dramatic surge in investors and home buyers snapping up properties in surprising numbers. Resort communities, like Sunriver, usually have a small lag behind what the general marketplace is doing in any given area.

What that means to you is, Sunriver is ripe for the picking. Sellers are looking at the marketplace and discouraged because of the number of properties left for sale in Sunriver and depressed as they realize that a prime selling season is now behind them, leaving them to face the cold, dark fingers of winter.
