Sales on Sunriver homes and condos were seen across the board and at every price level. </p>
<p>A total of 7 <strong>Sunriver Condos</strong> went pending or sold during February &#038; March 2012, while an astonishing 32  <strong>Sunriver Homes</strong> received accepted offers or sold during the same two months.  If you are a buyer looking to finally get your Sunriver Vacation Dream Home, it would be a good idea to begin seriously looking.</p>
<p>The minute <strong>Sunriver Sellers</strong> begin thinking that the market has turned the corner and realize that home prices are again appreciating; their resolve to stick to their listing price will become stronger. <p>The <strong>Mountain Village East</strong> neighborhood saw 9 homes go pending sale, or sold.  <strong>Fairway Crest Village</strong> came in second with a total of 6 properties moving, while <strong>Meadow Village</strong> and <strong>Forest Park</strong> each saw 5 properties move within their respective <strong>Sunriver neighborhoods</strong>.</p>
<p>Prices ranged from a $47,000 for a one bedroom, <strong>Powder Village</strong> Condo to a pending sale on Vista Drive priced at $899,000 for a home with 5 bedrooms, 3 1/2 baths, and 3358 square feet.</p>

<p>The <strong>Fairway Crest Village</strong> and <strong>Deer Park</strong> subdivisions of Sunriver led the pack of most sales with 3 sales each.  This was followed by a two-way tie with 2 sales each in <strong>Mtn Village East</strong>, and <strong>Forest Park</strong>.  Remaining sales were located in <strong>Skypark</strong>, <strong>Fairway Point Village</strong>, <strong>Mtn Village West</strong>, <strong>Overlook Park</strong>, <strong>Meadow Village</strong> and <strong>River Village</strong>.</p>
<p>The prices of Sunriver properties that saw activity ranged from $14,500 for a fractional sale at <strong>The Ridge</strong>, up to a Pending sale of a single family home in <strong>Fairway Crest Village</strong> with 6 bedroom, 6 ½ bath home and 4034 square feet that was listed for $1,059,000.</p>

To begin with <strong>Sunriver Real Estate </strong> sales have increased year over year for the past 3 years.  Beginning at the end of 2010, Sunriver sales had jumped 17% over 2009’s sales.  2011 saw Sunriver’s  total real estate sales jump nearly 11% over 2010 with a total of 147 sales, according to MLS data statistics. </p>
<p>Average sales price per square foot for a <strong>Sunriver home</strong> has been hovering around $185.00 a square foot since May of 2011, which indicates more stability.<br />
 Another interesting note for 2011 is that <strong>Sunriver Condo</strong> sales have jumped 20% over total Condo sales for 2010.  Interest rates continue to remain low, and the total inventory of Sunriver homes for sale have shrunk over the past year.</p>

A total of 34 Sunriver condos and single family homes (and 1 hangar) went ‘Pending Sale’ or ‘Sold’ for the months of October and November.</p>
<p>The <strong>StoneRidge</strong> fractional townhomes were among the best sellers in the two months with a total of 4 sales.  The highest total number of sales for any neighborhood in Sunriver however, goes to <strong>Fairway Crest Village</strong> with a total of 8 homes either Sold or Pending Sale. </p>
<p>The <strong>River Village</strong> neighborhood also saw 4 sales, while <strong>Fairway Point Village</strong> saw 3 sales and the <strong>Cluster Cabins</strong> saw 2 sales.  Other Condo/Townhome complexes that each saw an individual sale were, <strong>Skyline</strong>, <strong>Wildflower</strong>, <strong>Mtn View Lodge</strong>, <strong>Tennis Village</strong>, and <strong>Freemont Crossing</strong>.</p>
<p>Sales prices for single family homes in Sunriver ranged from $250,000 for a 3 bedroom, 2 bath home with 1705 sq. ft. in <strong>River Village</strong>, to a high of $849,900 for a 3 bedroom, 3 ½ bath home in <strong>SkyPark</strong> with 4029 sq. ft.</p>
<p>With October and November being typically slow months since they are stuck between the busy summer season, and the holiday/ski season, the sales numbers above are good to see.</p>

These properties typically represent some of the best deals to be found in <strong>Sunriver Real Estate</strong>.  However, they are not without their issues.  For instance, when it comes to <strong>Sunriver Bank Repo’s</strong>, you’ll oftentimes see a property that has been somewhat neglected and in need of attention.  A buyer would need to factor in the cost of bringing the home up to their standards.</p>
<p>Sunriver Short Sales, are oftentimes in the same shape as other Sunriver homes being traditionally sold that are not a distress sale.  The difference here is, if any problems are found in a buyers home inspection, the seller is usually unable to pay for extensive repairs.</p>
<p>Whether you’re dealing with a <strong>Sunriver Foreclosure</strong> or Short Sale, you need a good Agent who can help you through the process of analyzing how good of a deal you may be getting on a bank repo or short sale.  Negotiating repairs on either type of property is a tricky business and you want someone who is competent to handle the issues that might arise.</p>

In Sunriver that percentage is typically only 6 to 8 percent of the total homes on the market.  These homes can move very quickly when they are priced aggressively.</p>

<p>Each segment of the <strong>Sunriver real estate</strong> market saw movement.  A total of 37 <strong>Sunriver homes</strong> sold or received accepted offers.  The remaining pending sales and sold Sunriver properties consisted of 14 <strong>Sunriver Condos</strong>, 4 <strong>Sunriver Fractionals</strong>, 1 <strong>Sunriver Townhome</strong> and 1 <strong>Sunriver Airport Hangar</strong>.  </p>
<p>Leading the pack of most single family home sales was <strong>Fairway Crest Village</strong> with a total of 13 moved properties.  Second was <strong>River Village</strong> with 5 properties, followed by <strong>Mountain Village East</strong> with 4 sales, and a 3 way tie with <strong>Overlook Park</strong>, <strong>Mountain Village West</strong>, and <strong>Fairway Point Village</strong> with 3 sales each.</p>
<p><strong>Quelah Condo’s</strong> saw the highest Condominium sales, with a total of 3 condos moved, while <a href="http://sunriverhomesforsale.com/sunriver-homes/affordable-sunriver-vacation-ownership/">StoneRidge</a> saw the most fractional property sales with a total of 2 sales.</p>
<p>Prices ranged from a low of $20,000 for a fractional property in The Ridge, to a 4 bedroom, 4 1/2 bath home with 4570 square feet on Hickory which sold for $950,000.</p>
<p>When you compare Sunriver sales for the Summer of 2011 to the summer sales of 2010, you’ll see that sales have increased 27% in the summer months of 2011.  Total active Sunriver properties  on the market also shrank  approximately  9% from a year ago, from an average of 345 active listings in 2010, to an average of 312 active listings in 2011.</p>

A total of 37 <strong>Sunriver Properties</strong> went Pending Sale or Sold during the previous two months.  When taking a look at what type of property sold in Sunriver, the breakdown is as follows:</p>
<p>Sunriver Fractional Property Ownership Sales – 3 Sold<br />
Sunriver Condo Sales – 8 Sold<br />
Sunriver Single Family Homes – 26 Sold</p>
<p>Prices ranged from $22,000 for ‘<strong>The Ridge</strong>’ fractional property, on up to $614,000 for a 4 bedroom, 4 bath home with 2948 square feet on White Elm in <strong>Fairway Crest Village</strong>.  In fact, <strong>Fairway Crest Village</strong> had the most sales in June and July with 7 properties sold, followed closely by <strong>Mtn Village East</strong> with 6 properties sold.  <strong>Deer Park</strong>, <strong>Fairway Point Village</strong>, and <strong>Meadow Village</strong> tied for third place with 3 sales each.  <strong>Circle 4 Cabins</strong> and <strong>The Ridge</strong> neighborhoods each had 2 sales.</p>
<p>Currently there are 317 properties for sale in Sunriver.  That means nearly 12% of Sunrivers inventory has moved in the past two months.  Sellers remain motivated to get their property sold which is good news for buyers.  With the recent downgrade of the United States credit rating, this could potentially put pressure on mortgage interest rates to move higher.  Keep in mind that current interest rates are at near historic lows at 3.99%.  If interest rates move just one percentage point higher, that would raise the payment on a $200,000 loan from $953.00 a month to $1,072.  That’s a difference of $119.00 per month which adds up to paying an additional $42,840 over the course of a typical 30 year fixed rate term.  That’s no small chunk of change!</p>

Not far behind were <strong>Mountain Village East</strong> and <strong>Fairway Crest Village</strong> with 3 accepted offers or closed sales for each respective neighborhood.</p>
<p>A total of 20 Sunriver homes, condos, and fractionals went Pending Sale or Sold this past month of February 2011.  Those are very decent numbers considering the abundant winter weather we’ve been dealing with.</p>
<p>Three condos in <strong>Kitty Hawk</strong>, <strong>Circle 4 Cabins</strong>, &#038; <strong>Quelah Condos </strong>saw buyers step up to the plate and 1 three bedroom Fractional in StoneRidge was sold.  Incidentally, if you’re looking for a Fractional Ownership in <strong>StoneRidge</strong>, 3 bedrooms tend to do better in the resale market than the 2 bedroom units do as the last 6 sales tracked by MLS have been 3 bedroom units.</p>
<p>Pending property prices went from a low of $63,750 for a Kitty Hawk studio, to $749,000 for a 4 bedroom 3 ½ bath home on Trophy.  Confirmed sales prices ranged from $74,900 for a Fractional Property in StoneRidge to $579,000 for a 3 bedroom, 3 bath home on Five Iron.</p>

			<content:encoded><![CDATA[<p></p><p>Good news for <strong>Sunriver real estate</strong> sales.  2010 marked an 17% increase in sales over 2009 according to data obtained from the Central Oregon Association of Realtors MLS service.  2009 saw a total 109 property sales, while 2010 total property sales increased to 132.  Sales include all single family homes, condos, town-homes, bare land, and fractional sales.<br />

What should we expect with <a href="http://sunriverhomesforsale.com">Sunriver real estate</a> in the new 2011 real estate year?  First, it&#8217;s important to note that recreational properties nationwide are seeing new signs of activity and growth.  One lead indicator of ski resort property data is Colorado.  Recent statistics show that the <a href="http://www.aspentimes.com/article/20101230/NEWS/101239992/1077&#038;ParentProfile=1058" rel="nofollow">Colorado vacation home market</a> is seeing a turnaround.  In addition, the beginning of 2010 was already seeing a national trend towards a turnaround in the 2nd/vacation home market as reported by the <a href="http://www.homeaway.com/info/media-center/press-releases/2010_pressreleases/nar_2010" rel="nofollow">National Association of Realtors</a>.<br />

There are a number of factors that are positives for the <strong>Sunriver real estate</strong> market which includes the ongoing Village Mall renovations, the newly redesigned Ice Skating Rink, the 97 Highway expansion, the soon to be built Sunriver Aquatics Center which will feature a lazy river and water slides, as well as the attractive financing rates currently available for 2nd homes and vacation rentals.  If you&#8217;ve been sitting on the fence, I would highly encourage you to begin doing some serious looking while our inventory affords you a nice selection of homes.<br />
<br />
Unlike a traditional home, a 2nd/vacation home allows you the ability to rent it out nightly, to help offset the costs of ownership.  With all the aforementioned changes going on in Sunriver, those Sunriver improvements are only going to attract more vacationers to the area which means a higher rental income for those of you who are looking for rental income on your vacation home.
